Hi, I’m Ben Souchek with The Sierra Group Pro Home Buyers. One of the most common questions that I receive from sellers is how does this process work?

What does it take to just sell a house? And can it really be easy as it seems, or as it’s perceived and advertised?

Basically there are very, just a few quick, easy steps. Once we receive your information via the website, the web form, that you would fill out or call into our office. Typically myself or my assistant will call you back to confirm the information and possibly take a little additional information, if we don’t have everything that we need.

We then look online on public records and a couple other sites for evaluation purposes, such as the local, multiple listing service, to get an idea of the property that you have for sale, and that we are we’re looking to buy.

Some basics, such as number of bedrooms, bathrooms, square footage, when the house was built, what the neighborhood’s doing as far as valuation purposes.

We look on the multiple listing service as to what other houses are for sale. What houses have sold and especially what houses have not sold that they tried to sell. So we look at all that market information to come up with what we feel is a good, what we term an after repaired value number so that if your house is in good condition, we have a pretty good idea of what your house’s potential value is.

And at that point, we would set an appointment to come out and take a look at your property so that we can get a very good idea on the condition of the property and what, in our opinion, it’s going to take to bring the house up to its full potential or that nice fixed up after repaired value. At the inspection, we’re happy to answer any questions you would have when we’re on the phone before that, or certainly at the inspection, but at the inspection we’re able to provide you with what we can offer to you right there.

And generally we’ll have a worksheet that we can show you how we come up with our offers. We don’t just pull numbers out of the air. We can go through where we start with the after repaired value, the transaction cost that we or anybody else would incur in selling the house and then reselling the house, the holding cost, and then of course the amount or ballpark amount that it’s going to take to bring the house up to its full potential or that after repaired value.

And then we’ll typically present you with one or more proposals of what we can do for you. And at that point, it’s certainly your decision.

If you like what we have to say, then we can start the paperwork at that point. And typically close as soon as you want to. We’re not wholesalers. We don’t get a contract on a house and then shop that contract to somebody else.

We would actually be the ones that would close and buy the property. So as soon as the title company can check title and prepare closing paperwork, we can wire funds and we can close, and we can accommodate your schedule for closing and possession so we can be very flexible with that, and work with you in whatever way we need to.
