Hi, I’m Ben Souchek, with the Sierra Group Professional Home Buyers. One of the questions that we get asked by a lot of sellers probably about every seller is how much do you pay or do you just give low-ball offers. Do you pay market value? Very similar questions like that. My response is, “It really depends on how you’re basing or what you’re looking for in an offer.”

Some people have talked to real estate agents and a real estate agent will say, “Well, I can sell your house, for example, a $100,000.” And, of course, that’s a gross number, that’s not a net number of the amount of money that the sellers going to put in their pocket, even if the agent gets a full-price offer on their house.

A lot of people don’t take into account the transaction costs that go into selling a property. The typical commission, or at least the cost of finding a buyer, the closing costs for recording the sale, the title insurance, the title closing fee, all those transaction costs, which can typically add up to 10 or 15% of the gross sale.

A lot of people also, that do business with us, the reason that they do sell to my company is they see value in the benefits that we provide, which is there is no listing of the house, there is no having people come through the house that aren’t serious about buying. There’s no whole house inspections and then when a buyer says that they want to buy the house, there’s a list of items that need to be done before they’ll buy, there’s no qualifying for a loan to buy the house. In our case, anyway, we make it very easy, stress-free, hassle-free to sell the house to us, where the seller doesn’t have to do anything to the house when they do sell.

To some sellers that is a value. To other sellers that is not a value, and if those things aren’t a value we may not be a good fit for you if you’re looking at selling. But after more than 20 years in business of buying houses direct from individual sellers, hopefully, we’re doing something right and if we weren’t treating people well and providing value to home sellers we wouldn’t still be in business.
